Established in 1989, Crosspoint Associates, Inc. specializes in the ownership, management and development of supermarket anchored retail properties, community shopping centers, mixed use properties and office properties throughout New England. Crosspoint also provides development and management services to a number of national and local corporations and financial institutions.

JOHN W. HUEBER

Managing Principal

Managing Principal and Founder of Crosspoint Associates, Inc., John W. Hueber has been involved in the real estate investment and development industry since 1979. Although involved in a wide range of development, retail shopping centers have been a significant focus of attention for over thirty years. Mr. Hueber received his BA from Boston College and his MBA from Babson College. Mr. Hueber has provided strategic direction to Crosspoint as its president since 1989. Memberships: ICSC and NAIOP.

JAMES F. CARLIN III

Managing Principal

Managing Principal of Crosspoint Associates, Inc., James F. Carlin III has been involved in the real estate business since 1985 and joined Crosspoint in 1993. His primary focus is procuring capital for retail and commercial properties. Mr. Carlin also oversees the acquisition investments for the company. Over the course of his career, Mr. Carlin has fostered relationships with many financial institutions, resulting in over $500 Million of joint venture partnerships. Prior to joining Crosspoint, Mr. Carlin worked as a mortgage broker for Meredith & Grew (now known as Colliers International) from 1986 through 1993. Mr. Carlin received his Bachelor of Arts from St. Lawrence University and Masters in Business Administration from Babson College. He is a former board member of the Massachusetts Health and Education Trust, Chart Bank, as well as Carlin Insurance. He currently serves on the board of the following organizations: Alpha Analytical Labs, The Rivers School, Boston Chamber of Commerce and NAIOP.  Memberships: ICSC and NAIOP.

THOMAS A. STARK

Chief Financial Officer

Tom joined Crosspoint in August 2007 as Chief Financial Officer. His primary responsibilities include overseeing project financing, cash management, project cost reporting, budget analysis, as well as all the internal and external reporting requirements for the Company. In the past 7 years Tom has closed financings totaling over $219,000,000 for new acquisitions and refinancing’s of existing properties. Tom has over 25 years of financial experience in real estate and related industries. Most recently, he spent seven years as Vice President and Chief Financial Officer of Maric, Inc., a real estate investment and management company. Maric’s portfolio consisted of class A commercial office buildings throughout eastern Massachusetts.

Tom is a licensed CPA and holds a B.S. in Accounting from Bentley College where he graduated with Highest Honors. He is a member of the Massachusetts Society, the American Institute of Certified Public Accountants, and the Real Estate Finance Association. He is a veteran having served in the U.S. Air Force for four years.

SCOTT E. DIRECTOR

Controller

Scott joined Crosspoint as Controller in 2009. He is responsible for the day to day management of the accounting department and the accounting for the companies managed portfolio. These responsibilities include cash management, budgeting, coordinating external lender reporting, collections, budgeting, monitoring financial statement activity for all Crosspoint’s managed entities on a monthly, quarterly and annual basis. In addition, he is responsible for Crosspoint’s books and quarterly reporting to their advisory board. Scott has two plus decades of real estate management, development and accounting experience. He received a BS in Accounting from the Barney School of Business at the University of Hartford.

JONATHAN W. HUEBER

Director of Acquisitions and Leasing

Jonathan joined Crosspoint Associates in November of 2009. His role as Director of Acquisitions and Leasing is to inventory existing real estate in New England in an effort to find well-located real estate that may be underutilized or poorly managed so that Crosspoint can add value. He also works on the leasing of existing properties in the Crosspoint portfolio. Prior to joining Crosspoint Jonathan worked at the Staubach Company as a leasing associate. He found new locations throughout New England for several national retail tenants as well as represented numerous commercial retail owners/developers with the leasing and sales of existing and new shopping centers. Jonathan is an active member of International Council of Shopping Centers, Next Generation, NAIOP, and is a certified real estate sales person in Massachusetts. He holds a bachelor’s degree in business management from the University of Colorado at Boulder.

MARK J. RUELLE

Director of Property Management

Mark joined Crosspoint in 2009 as part of the Property management team and uses his 20 plus years of experience in office and retail properties to enhance the Crosspoint Team. He is focused on helping grow Crosspoint’s portfolio throughout New England, as well as increasing the overall aesthetics of the properties. Mark holds a Bachelor Degree in Marketing from the University of Denver. Mark is an active member of Property Management Professionals, Property& Facility Management Innovators and LEED Green Associate.

JAY MCSWEENEY

Director of Construction

Jay is Director of Construction and joined Crosspoint in September 2010. Jay McSweeney is a construction professional with over 30 years’ experience in multiple market sectors throughout New England. His experience includes Project Management, Pre-Construction Management and Chief Estimator responsibilities in retail & supermarket development, office building shell & core development, tenant improvement work, hotel & restaurant development and institutional laboratory, classroom and library projects. Jay has participated in the construction of over 4M SF of various building types. Prior to joining Crosspoint Associates, Jay was the Chief Estimator at Bowdoin Construction Corp. Jay received a BA from Colby College and did post graduate studies at the Boston Architectural College.

KERRY MCCORMACK

Asset Manager/Director of Development

Kerry joined Crosspoint in 2011 as part of the asset management team and employs his background in site development of office and retail properties. He is focused on growing and enhancing Crosspoint’s shopping center portfolio throughout New England. Prior to joining Crosspoint Associates, Kerry was the Director of Development with Sam Park & Company in Boston, MA focusing on the ground-up development of life-style centers.

Kerry received his B.S. in Civil Engineering from the University of Massachusetts Amherst and M.B.A. from Babson College with a concentration in Real Estate Finance. He is a Licensed Professional Engineer and Real Estate Salesperson in the Commonwealth of Massachusetts. Currently Chairs the Babson Alumni Career Affinity Network (CAN-Real Estate) and is an active Member of the Town of Medfield State Hospital Advisory Committee (SHAC).

PAUL CONNOLLY

Asset Manager

Paul joined Crosspoint in September 2012 as Asset Manager. His Role at Crosspoint actively participates in the ongoing management of the two point five million square foot portfolio at Crosspoint Associates through strategic acquisition, development and leasing. Paul has over 25 years of commercial real estate experience managing diverse product types including office, retail, mixed-use, multi-family, and storage.

Prior to joining Crosspoint Associates, Paul worked at CBRE-NE as Vice President of Property Management managing a 1 million Square foot portfolio of Retail. Prior to joining CBRE-NE Paul served as an Asset Manager for the Fidelity Real Estate Group of Fidelity Investments. In this role, Paul worked with local operating partners to implement the business plan for properties following acquisition. Prior to joining Fidelity, he served as Director of Asset Management- New England at Federal Realty Investment Trust where he managed the day-to-day operations activity for over 2 million square feet of retail and development property. Throughout his career, Paul has managed over 9 million square feet of real estate throughout the Northeast region. Paul attended Northeastern University with a concentration in the finance program. He is an active member of ICSC, NAIOP.

TIM GRAHAM

Financial Analyst

Tim supports the Acquisitions and Asset Management teams, as well as the CFO and Principals, by providing financial analysis for all acquisitions, dispositions, development projects, leasing decisions, and financing.  Prior to joining Crosspoint Associates, he worked in the Boston office of Joseph J. Blake & Associates where he was responsible for appraising various commercial properties in the New England region. Tim holds a bachelor’s degree in Economics-Finance from Bentley University and is a member of the Real Estate Finance Association.

PEGGY BUNKER

Portfolio Lease Administrator

Peggy Bunker is the Portfolio Lease Administrator and joined Crosspoint Associates in January, 2013. At Crosspoint Peggy monitors and manages the company’s lease portfolio. Peggy began her career over 15 years ago as a title examiner at the Middlesex South Registry of Deeds. After spending a few years’ running titles, she segued that knowledge into a successful career as a real estate paralegal.  Prior to joining Crosspoint, Peggy was a real estate paralegal/lease administrator at K&L Gates LLP in Boston, Massachusetts. Peggy attended the University of Colorado, Boulder where she received her BA in English Literature.

KATELYN O’BRIEN

Office Manager

Katelyn graduated with a B.A. in Communications from Worcester State University in May of 2012. She joined the Crosspoint team in November of 2012 as the Office Manager/Administrative Assistant. She provides assistance to the Managing Partners of Crosspoint and works with all company personnel to establish company objectives. Her role involves oversight of office management and implementation of office procedures. She also works closely with the CFO in handling management of Human Resources.
